Water heater leaking: what to do first

Cut the energy, close the cold water, then call: those three moves, in that order, limit the damage while the plumber is on the way.

  1. Cut the energy supply. For an electric unit, switch off its breaker at the panel. For a gas unit, turn the burner to pilot or off, following the label on the appliance. If you smell gas, leave the house and call your gas utility before doing anything else.
  2. Close the cold water valve. It sits on the pipe that enters the top of the tank. The unit stops refilling and the leak slows down.
  3. Protect and document. Move boxes and belongings off the floor, let the water run toward a floor drain if it is heading there, and take a few photos for your insurer.
  4. Call us. Someone on the team picks up and tells you what to check while the plumber is on the way.

Should you repair or replace your water heater?

Not every failure means a new unit. A burnt-out element, a faulty thermostat or a dripping relief valve can often be replaced without changing the tank, usually during the same visit. Replacement becomes the right answer when:

  • the tank itself is leaking: water coming from the wall or bottom of the tank can’t be repaired, because corrosion has eaten through the steel;
  • hot water comes out rusty, often a sign the inside is breaking down;
  • breakdowns keep coming: when one part after another fails, repair bills end up worth more than the unit;
  • it no longer keeps up with the household, for example after a home makeover or a growing family.

When both options are on the table, the plumber lays them out, with what each one means, and you make the call. The phone call already tells them which parts to bring.

Electric, gas or tankless: choosing the right model

A replacement is also a good moment to ask whether the same kind of unit still suits you. To advise you, the plumber looks at the space you have, the supply already in place, the number of bathrooms and your habits.

  • Electric tank

    The unit most homes in the area use: simple, dependable and easy to maintain. It just needs a capacity that matches the household.

  • Gas

    It heats faster but needs a proper flue for combustion gases, enough air supply and regular burner maintenance.

  • Tankless

    It heats water on demand and frees up space, but needs a supply that can keep up with its flow. The plumber checks that before suggesting one.

How a new tank gets installed

Once you accept the price, we book the visit, often for the same day. The plumber then follows the same steps, every time:

  1. Drain and disconnect. The old unit is emptied and disconnected, and the condition of the fittings and valves is checked.
  2. Install and fill. The new tank goes in and is filled completely before the energy comes back on, an essential step that keeps the elements of an electric model from burning out.
  3. Safety checks. Every connection is checked for leaks and the relief valve is tested. That valve and its discharge pipe protect the tank from overpressure: they are never removed or capped.
  4. Handover. You are shown the shut-off valve, the breaker and how to flush the tank. You pay once the hot water is back, and you keep a written guarantee on labour and parts.

How much does it cost to replace a water heater?

It depends on the model being installed, how easy the unit is to reach and which connections need to be adapted. Swapping an electric tank for one of the same size takes less work than moving the unit or changing its capacity. A tank wedged under a staircase or in a narrow closet also takes longer to get out, and old corroded fittings sometimes have to be redone. Since every installation is different, we give you a firm, complete price on the phone before sending the plumber.

  • A firm, complete price, travel included, with no hidden travel fee.
  • No obligation: you say yes or no, with no pressure.
  • Repair is always offered when it makes sense.
  • You pay once the work is finished and tested.

What to have ready when you call

A few details from the unit help us prepare the visit. Look for the label on the side of the tank: it shows the brand, the model and whether it runs on electricity, natural gas or propane. Note where the water seems to come from, whether the hot water is gone completely or just lukewarm, and whether any breaker has tripped. If the unit is in a tight closet or behind a finished wall, mention it too, since access changes the work involved. With that information, the price we confirm on the phone matches what the plumber finds on site.

Making your tank last longer

A little upkeep pushes back the day you need a new one. Flush part of the tank now and then to clear sediment, test the relief valve by briefly lifting its lever, keep the area around it clear and watch the base: a trace of rust or dampness under the tank is a warning worth taking seriously.

If water has already reached walls or flooring, see our advice on water leaks and water damage. For anything else that can’t wait, start with our 24/7 emergency plumbing page.

Common questions about water heaters

(438) 379-2352
Do you service every brand of water heater?

Yes. We repair and replace hot water tanks of any brand, most often the same day. Describe the problem on the phone and the plumber arrives with the right parts.

How long does a water heater last?

According to CAA-Québec, a tank generally lasts 10 to 15 years, depending on the manufacturer. Water quality, maintenance and how much hot water you use also matter. Rather than going by age alone, watch for signs of wear such as rust at the base of the tank, rusty hot water, rumbling noises or repeated breakdowns. When they start piling up, it's better to plan the replacement before the tank leaks.

How do I drain the tank before it is replaced?

Turn off the power or set a gas burner to pilot, close the cold water inlet, attach a hose to the drain valve and lead it to a floor drain, then open a hot water tap in the house to let air in. The first water out is very hot, so let it cool if you can.

My tank is making noise. Is it dangerous?

Rumbling or popping usually comes from mineral sediment that has built up at the bottom. It is not an immediate emergency, but it is a sign of wear that lowers efficiency. Have it checked, especially if the noise comes with rusty water or a leak.

I rent and the tank is leaking. Who pays?

The unit usually belongs to the owner or to a rental company, depending on the lease. We work for tenants as well as owners, and we can provide a written report for your landlord or insurer.
